Acquisition of a substantial industrial property at Hazell Way, Nuneaton, immediately leased to a prominent logistics operator, with a comprehensive multi-million pound refurbishment now underway.

We have successfully completed the acquisition of a substantial industrial property located at Hazell Way, Bermuda Road Industrial Estate, Nuneaton. The company exchanged contracts for the premises with Deeley Group, securing a strategic asset in the heart of the growing Midlands Golden Triangle. We are pleased to announce that the property has also been immediately leased to a prominent logistics and warehouse operator and will serve as their new headquarters.
To prepare the facility for the new long-term tenant, we are overseeing a comprehensive multi-million pound refurbishment program focused on major structural and external upgrades. Key exterior improvements include a full recladding of the building's elevations and the overcladding of the roof by installing a new membrane, cladding, and rooflights, ensuring the long-term integrity of the facility. Additionally, the site footprint is being significantly enhanced with the creation of new hardstanding to provide over 175 dedicated parking spaces for trailers and trucks, substantially boosting the unit's operational capacity.
The internal scope of works is equally focused on modernising the unit for high-volume logistics, featuring the construction of new dock-level doors along the east elevation of the building to facilitate efficient loading and unloading. Furthermore, the existing office spaces will undergo a full renovation, transforming the office to a modern, high-specification standard. Works are already underway and are anticipated to be completed by Q3 2026.
